Why isn't everyone in the Master Association required to join?  Then the money could easily be raised for this project.
      The Master Association has put aside this land for the pool project; however, since membership was not a part of original HOA CC&Rs & assessments, we cannot now retroactively require all households to participate.  This is why membership will require a one-time equity contribution as well as a monthly (possibly annual) maintenance assessment for those who wish to join. 

Why don't we partner with Jeremy Ranch to get more members?
    
Unfortunately, it is not feasible to allow membership from outside the Master Association.  It is Master Association land; therefore only Master Association members are permitted to join.   If you have concerns about the Master Association land and its use for this project, please see "Bill's Response to Questions Raised" (under the MORE tab) for more information.

Will there be a tennis court too?
     The artist's rendering of the project (from the brochure) does show a tennis court; however, this was NOT included in costs or actual plans (that the tennis court is an optional feature is actually mentioned in the brochure).  One could be added, but it will require an additional cost.

I paid to be a member years ago when Pinebrook Park was being built.  Why are you asking for more money?
     Actually, the assessment required of all Master Association members years ago was ONLY for the park itself, and had nothing to do with the pool project.  The pool may have been mentioned at the time the park was under construction, but it has always been a separate, optional membership opportunity - NOT a part of the park.

Will the pool be covered for year-round use?
     Covers have been researched a bit, but again, this would be an additional cost, cover choices are limited because of our temperature extremes, and also are quite expensive.  Whether a cover is feasible at this point will have to be determined.

Why can't we build the pool now, and the building later?
      The building is part of the agreement to provide the land for the project, so they need to be built together. Also, the lower half of the building houses the showers, locker room, restrooms, etc. for the pool - so they need to be built at the same time.  If you think about it,  that extra floor for use of all PMA members is actually a nominal cost, especially when you consider it is in exchange for the land on which the pool and building will be built.

Who will have access to the building, and for what purposes?
Since this project will be on Master Association land, the upper part of the clubhouse will be available for use of all Master Association members in good standing, subject to reservation and possibly fee-based.   Master Association meetings, Pinebrook HOA meetings, and other community meetings will most likely be held there; we may also make it available to rent for yoga classes, holiday parties, etc. depending on what the  membership of the PRC decides as we move forward.

If we buy a membership now, can we sell it later for a profit?
    
No, this is not a money-making opportunity - this is simply an opportunity to join a neighborhood amenity provided by a non-profit LC.  Since the land is being provided by the Master Association, it would not be ethical nor appropriate for memberships to be bartered to the highest bidder. 

Will a membership have to be sold with our property if we decide to move?
     Membership will be limited to those who reside within the Pinebrook Master Association; if you move out of that area, then yes, membership would either be included in your real estate transaction, or sold back to the PRC for the original equity membership cost.  The plus side to this is a pool membership may make your home more desirable if you decide to sell.

Will we be able to buy a day pass for occasional use?
     No.  While many aspects of this project are still in the works (such as an established set of rules & staffing requirements), fee-per-day use has not been considered a viable option. Since members will have contributed a significant amount to be able to use the facility (and to get it constructed), they will have the final say on how the facility is run, but with liability and capacity concerns as well as membership costs,  most likely, use of the pool will be limited to members only. This is a neighborhood amenity, not a money-making enterprise.

Why haven't I heard about this pool project before?
    
That's hard to say.  The first push for the pool project was made before the market crashed (somewhere in 2007-2008; I had not yet moved to Park City) and so due to the economy, the project was put on hold.  When my family moved to Pinebrook, I heard rumors about it, asked about it at an HOA meeting about two years ago, and decided to try to get it moving again.  Over the two and half years I have been involved, I have developed this website, compiled an email list, put up informational flyers in the area mailhouses, and held meetings about this project. We have also included information about it in the newsletters that are mailed to every household for the past two and hallf years, on the HOA website, and people have even posted things to social media such as NextDoor.
